Düsseldorf-Mörsenbroich is one of those neighbourhoods that might not immediately spring to mind, but which are all the more pleasant for it. It’s a bit quieter here than in the classic trendy districts, without having to sacrifice the convenience of city life. The neighbourhood is characterised by wide streets, plenty of green spaces and a close-knit community where different lifestyles blend together quite naturally.

Around Heinrichstraße, you’ll find students, professionals, couples and people who have lived here for a long time and appreciate the neighbourhood precisely because it has remained down-to-earth. It’s a place where you quickly find your bearings, feel safe and yet are right at the heart of Düsseldorf life.

Between the city and the countryside – a place to take a breather from everyday life

A real highlight in the area is the nearby Zoopark, which for many locals is something of a green living room for the neighbourhood. Whether it’s a morning jog, a short afternoon stroll or simply taking a break on a bench, the park is a natural part of everyday life. Especially when your mind is full, it’s nice not to have to travel far to get out into the countryside.
Greenery also characterises the townscape in other ways. Courtyards, small side streets and established residential areas ensure that Mörsenbroich doesn’t feel hectic. You simply notice that the focus here is on living, not the fast pace of city life.

Everything you need is here – making everyday life a breeze

What makes this neighbourhood particularly pleasant is the good balance between peace and quiet and convenient amenities. Pharmacies, supermarkets and smaller shops are within easy reach, meaning you can run your daily errands in a relaxed manner on foot or by bike. You don’t live here anonymously; instead, you know your way around and are familiar with the local area, which simply makes everyday life easier.
At the same time, the public transport links are excellent. Bus, underground and suburban rail services are within easy reach, so you can get to the city centre, work or university quickly. Anyone who commutes or wants to remain flexible benefits enormously from this.

Study, work, settle in – a neighbourhood for every stage of life

Mörsenbroich is particularly popular with people looking for a good balance. Students appreciate its proximity to FOM University and other educational institutions, without having to live right in the hustle and bustle of the city centre. Working professionals and commuters, on the other hand, enjoy the peaceful residential atmosphere after a long day at work, whilst still being able to reach all key destinations with ease.
The neighbourhood feels neither elitist nor generic. It is open, diverse and down-to-earth. People don’t live here to see and be seen, but to feel at home in the long term.

A cityscape with character – developed organically rather than staged for effect

Architecturally, Düsseldorf-Mörsenbroich is a diverse neighbourhood. Well-maintained existing buildings sit alongside modernised residential properties and innovative uses of space. This mix is particularly evident around Heinrichstraße. The neighbourhood is evolving without losing its character. Everything feels functional, yet not cold. Modern, but by no means generic.
That is precisely what makes the location so attractive for flexible living. You are part of a neighbourhood that is evolving, yet has retained its relaxed atmosphere.

No, the apartments are not only for students. Although many of our tenants are still studying, trainees, young professionals, commuters, etc. are also welcome.

  • What documents do I need to rent a flat?

    • a copy of a valid ID document
    • a completed self-declaration form, which you will be provided with as a template
    • your last three payslips
    • for self-employed individuals: a recent business analysis (BWA) or proof of income certified by a tax advisor
    • a SCHUFA credit report
    • where applicable, a valid residence permit
  • When can I rent a flat?

Please note the availability date stated in the advert. Some of the flats in Leverkusen are available to move into immediately. You can move in either in the middle of the month or at the start of the following month, provided there is at least one week between signing the contract and moving in.

Please note: During periods of high demand, it may happen that several prospective tenants apply for the same flat. In such cases, we are unfortunately unable to accept every application. We ask for your understanding and will endeavour to review all enquiries carefully and as promptly as possible.

  • How does the letting process work?

You can rent your flat in Leverkusen without ever having to visit in person. View the property, ask questions, apply, sign the tenancy agreement and move in. With us, you can do all this easily online in just five simple steps:

    CHOOSE
Simply choose the home that suits your lifestyle and your requirements.

    REGISTER
After registering with your name and password, simply confirm your email address and enter all your details.

    UPLOAD
We’ll then need you to upload a few documents: ID, self-declaration, proof of income and a landlord’s certificate confirming you have no outstanding rent.

    WAIT
Your details and documents will be checked in the next step. If everything is in order, we’ll give you the green light within a few days – and send you your digital tenancy agreement.

Yes, the minimum rental period is 6 months.

  • What does all-inclusive rent mean?

Your all-inclusive rent includes not only the net rent but also all utilities such as electricity, water, gas, and Wi-Fi. This means you won’t have any nasty surprises or high additional payments at the end of the year. We also do not charge any hidden processing fees. The only thing you need to factor in is your broadcasting license fee.

  • How much is the deposit and when does it have to be paid?

The deposit is three months’ net rent and must be paid into the deposit account before the apartment is handed over.

  • What documents does a company need when applying?

Please provide the company name and address when registering. If the person registering is not authorised to sign, we will also require a copy of the ID document of the person authorised to sign.
A Schufa or Creditreform credit report for the company and a current extract from the commercial register are also required. In addition, we need to know the purpose of the tenancy, i.e. who will actually be moving in (e.g. an employee, a member of the management or external staff).

  • Can I apply for several flats at the same time to increase my chances?

It is not necessary to submit multiple applications. Simply apply for the flat that best suits your desired budget and preferred floor.
If this flat has already been allocated or is not suitable, our team will automatically check your complete and suitable documents for other available units in the property and, if necessary, suggest a suitable alternative.

  • How can I increase my chances of getting an apartment?

You can increase your chances of being accepted by submitting all the required documents in full at the outset. If we have any questions or if any documents are missing, it helps to submit them promptly so that we can review your application without delay.

  • If I apply for a flat that has already been let in the meantime, will I automatically receive suggestions for alternatives?

Yes. If your documents are complete and suitable, our team will automatically suggest a suitable alternative in the same property. Multiple applications are therefore not necessary.
